With waterfront (albeit waterfront which in this case, overlooks Lucas Point), there seems to be limited logic in pricing: people who want it will pay for it. Will they pay this much for what's essentially a two-bedroom house - the third bedroom is described as a "single", which in Greenwich Multiple Listing Service language means "closet" - and a one-car garage?
Beats me, but it is a dramatic example of architectural exuberance, and that can be appealing.
