We can't all be winners in real estate, but we can always receive a participation trophy
/10 Copper Beech Road, purchased new in 2008 for $8.050 million in 2008 and up for resale since April, is pending at $6.950. That 2008 purchase probably seemed like a good deal at the time because its sister home at No. 8 Copper Beech, also built by Aberdeen, had sold just before the market collapsed in 2007 for $9.495.
Number 8 was sold again in 2010 (by FWIW's favorite repeat drunken driver offender, Shari Lampert, who's due in court Thursday to answer to her latest charges, including violation of probation) for $6.970. I assume this last asking price for No. 10 came from that sale.
The lower end of the market, especially in Riverside, is still yielding trophies for sellers, however, as evidenced by 5 Palmer Terrace (off Summit) which is also pending, albeit at $1.695 million. 56 days on the market vs 223 for Copper Beech, and no million-dollar loss, either - far from it.
