474 North Street, which expired unsold last December at $2.995 million, is back for the spring market, still at that number. The house, rebuilt on a 1956 structure, has its merits, but it also has some problems, including proximity to the road, a sort-of-nothing back yard, and, at least when I saw it back in 2013, a dated kitchen and baths and in a condition that showed it had been rented hard and put away wet.

It's been for sale, with periods of rentals, since 2006, when it started at $5.495 million. Back in 2013, I had clients willing to pay $3.2, maybe as much as $3.4 for it, but the then-listing agent told me not to bother: the owners were determined to get their price of, at the time, $3.850. 

That was a mistake.
