The (right) price shall set you free

34 Spruce Street, Riverside, was purchased for $2.385 million in 2004 after just 25 days on the market, and the new owners have tried twice since then to unload it, most recently in 2015-2016, but both times priced at $2.595. A few weeks ago they dropped it to $2.250 and got a hit immediately. Good street, nice house (I'm biting my tongue here, and won't pass along its notorious history, but ask one of the Wales Boyz about their neighbor), so it's no surprise that a buyer's appeared. You don't expect to see a losing deal in this price range in Riverside, but the market has increasingly favored turn-key houses, and perhaps this one required more work than most buyers want these days.

Still, a good deal, and whatever improvements are deemed "essential" will probably cost less and go faster than the buyers fear (and if not, feel free to report your builder here).
