Apparently older, gracious homes lack appeal
/44 Calhoun Drive, built in 1909, has closed at $3.090 - the sellers paid $4.041 for it in 2008 (which probably seemed like a bargain at the time, because those sellers had originally priced it at $6.2). Even though, this time, it was brought on at $3.875, it still took several years to find a buyer.
And 123 Riverside Avenue, 1899, dropped its price from $1.695 to $1.395 million and immediately found a full-price buyer, for which I'm glad - the sellers are friends of mine - but I'm still a bit shocked that this very nice, perfectly livable house has sold for land value only.
