/11 Hendrie Avenue, Riverside, $3.950 million. It sold new for $4.1 million in 2012, and these sellers tried for $4.495 back in January, 2016. That was obviously the wrong price, because it sat for 447 days before finding a buyer.
I've never understood the prices of new construction on Hendrie, notwithstanding the easy walking distance to the Eastern Middle and Riverside Elementary schools, Aida's, and the train. To me, it's a busy street, with those same schools attracting cars and buses (at least) twice a day, and its role as a major cut-through to Old Greenwich generating traffic the rest of the day. But buyers obviously disagree, because houses here do sell for substantial sums.
