/22 Summit Road, Riverside, reports a contract after just 48 days (and deduct two weeks from that for inspections, etc.), which indicates that it will be selling for close to its $1.875 million price. The same house: quarter-acre, one car garage, 2,500 sq. ft., sold for $1.075 in 2012. Some painting done, oil heat converted to gas, new kitchen appliances, spruced-up baths, and $800,000 appreciation in five years. Far be it from me to intrude between a willing seller and a willing buyer, but that's a surprising price, at least to me. These buyers certainly must have looked at everything else out there and decided that this one was the best house in the inventory in their price range, which says a lot about what's happened to prices in this section of Greenwich.
I grew up in Riverside, I raised my own family there, and I know and appreciate its many virtues, but still ... 2008?
