Who can say?
/234 Riverside Avenue, new construction, hit the market today at $5.250 million. My own clients viewed it some months ago and weren't inspired to buy it, but it wasn't close to be finished then, and that can often affect a would-be buyer's assessment of a property. It's sited on .75 of an acre; unusually large for this section of Riverside, which is zoned R-12. It seemed pricey to me, but up the road just a bit, 247 Riverside Avenue sold for $5.3 million, so it's easy to see where the listing agent got her comparable from.
UPDATE: Just noticed that they went with Zebra Rock on the kitchen island. I think it's a fail.
