56 Old Church Road

56 Old Church Road is back, now priced at $3.950 million, down from last year’s unsuccessful $4.350. This house, built in 1905, held great opportunity back when it was on the market in 2010-2015, and I had clients who loved it. Their house-buying plans changed at the last minute and these owners bought it, for $1.880, which was just about exactly where my own clients were.

The house needed everything then; it didn’t appear to have had much done with it since it was built, but that’s not the case now. I like what the new owners have done, a lot. Is $3.950 the right price? That’s for the market to say, but it’s a graceful home, right about in town, with (some) privacy. Someone besides myself is bound to appreciate it.
