31 Vista Drive has sold for $8.875 million. The sellers paid $8.5 million for this 3-acre lot in 2014, had house plans drawn up and then, as so often happens, changed their minds. Also as so often happens, when they put the property back on the market in June 2020, they priced it at $11.9 million, no doubt hoping to recoup their costs, but in the history of the world, no one has ever been willing to pay extra for someone else’s house plans, so that didn’t work.

But they come out all right in the end, proving, again, that if you must buy Greenwich real estate, buy waterfront.
