390 Cognewaugh Road, originally asking $1.150 million, has dropped to $975,000. I like it, although it’s obviously not a house for two adults and five kids, say.

Drawbacks: 1 acre in the R-2 zone, and some of that encompasses the pond on the property; 1962 construction of unknown condition to this writer, though that’s what building inspections are for; and its location on Cognewaugh — about the middle — is inconvenient.

But so what? The listing suggests it would make a nice weekend retreat, but I can easily see it as a full-time residence, for the right person or couple.

The town’s appraised it at $791,300, and that, depending on condition, might be the right price. Cheap digs, for Greenwich.
