142 Cat Rock Road, $3.295 million. Gideon’s brought it to market, though I was pleased to be part of this home’s history. A previous owner paid $4.050 for it in 2005 and then put it back up for sale in ‘07 at the improbable price of $5.450. The years went by, deals came and fell through, as an ongoing foreclosure action made its trudging way through the court process.

There was a bit of hanky-panky going on with the owner, I believe, because he seemed to be using new, “accepted offers”, brought to court just before a scheduled auction date as a means of persuading the court to put off the sale. He may have slipped up in 2011 when he accepted our clients’ offer, because when he attempted to renege, again, we brought the judge’s clerk’s attention to the owner’s long history of “accepting” offers and the clerk, in turn, alerted his judge. Judges hate, absolutely hate being jerked around, and grow livid when they suspect that a litigant is attempting to commit a fraud upon the court.

So he ordered that the seller either perform on the contract, or see it go immediately to auction, and we got it for $2.3.

Which was a very good deal. And the seller didn’t do too badly: he’d lived rent-free for 4 or 5 years, having stopped paying on the mortgage years before.
