One cautionary note, maybe: the owners paid $1.595 million for this house in 2016 and obviously put some real money into renovations. Its Elevation Certificate shows it to be in the AE 13’ zone, which, as I understand it, would require the house to be raised above 13 feet if the cumulative cost of renovations over the years exceeds 50% of the structure’s (not including the land) appraised value. That, according to the town is $567,900 in this instance. Unless that rule has been relaxed, and it certainly could have been since I last represented a home buyer in an AE zone, the house must have been maxed out by now. Good luck replacing the kitchen and baths or, heaven forfend, adding on.
