27 Evergreen Road is pending at $5.495 million. It started off as a spec house in 2018 at $5.150 and dropped to $4.649 in December 2020 before taking a year-long hiatus and coming back last November at $5.495.

Because, at least as used by Greenwich real estate professionals, the term “construction date” is as flexible as the scope of “renovation”, which can range from sweeping the dust bunnies from under the beds to a down-to-the-studs redo — I’ll note that this home’s construction date as shown on its tax card is 2019, while the previous listing shows it as 2020, and the new broker says it’s 2021. So the truth lies somewhere in those numbers; you pays your money, you takes your chances.
