New Listing on Edgewater

49 Edgewater Drive, $1.795 million. The owner paid $1.215 in 2016 (in a modest bidding war — asking price was $1.195), and has replaced the furnace, the a/c unit, and put on a new roof. It’s located in the VE zone, which is not in itself fatal — it has stood for 100 years: since 1922 — and hasn’t washed away yet, but that designation does affect how much, if anything, can be done to the house before our flood zone regulations require the whole structure to be raised to 15’ above sea level.

I might quibble with this promise of aquatic fun: “Enjoy captivating views across the picturesque saltwater inlet, rich w/native wildlife & kayak out to L.I. Sound, right off the rear yard”; the view is of a very nice saltwater marsh, and as for kayaking from that inlet off Ole’s Creek (at high tide), I can’t say I ever saw anyone emerging from there when I lived across the creek. But I could be wrong; Gideon’s place is also across the mud there, and he may have better eyesight.

All that said, Edgewater is a great little neighborhood, in easy walking distance from both the Village and the school, so I’d give this place my vote.
