Busted deal
/10 Highgate Road, down at the end of Indian Head in Riverside, was reported as pending back in May, but today it’s back, reduced from $2.950 TO $2.795 (which is usually a pretty good clue as to where the original deal was struck). The agents’ copy reads “Buyer did not perform. Nothing to do with the land/house” and that’s entirely likely. By the time a deal has moved from contingent status to the non-contingent “pending” category, inspections have been done, and there really should be no hidden surprises awaiting discovery. But plans change, and life’s circumstances can intervene.
You might note that, though this 1958 house is listed as both a residence and, alternatively, a building lot, neither listing shows any pictures showing the interior. That’s because it’s in the AE flood zone, which requires a minimum elevation of 13’. This house doesn’t comply with that regulation, so any renovation involving more extensive than replacing window screens and clearing the master bath’s clogged sink trap will require razing the structure and beginning anew.
