We had a lot of fun with this spec project when it originally showed up in 2019 at $3.849 million, beginning in January of that year: “I thought this new listing’s price was a misprint, but no, they’re serious” , and predicted that it would eventually sell for around $2.2 million; we then revisited it that May, when it dropped to $2.890, and again two weeks later after it dropped to $2.495: “The Gift that Keeps on Giving”.

The builder thereupon gave up, and sold it to these owners for $2,286,250, which was close enough to that original estimate.

It appears to have been neatened up and landscaped by the new owners and, depending on how much those improvements cost, they should make out here, even if not at $3,6.
