Intra-agency sale reported

47 Hillside Road has sold for $3.495 million. While sometimes non-MLS sales aren’t the best assurance that the parties have achieved the best price, in this case, it makes sense. It was listed at this price from March/04/20 through 9/02/20 and then pulled, so even though the 2020 COVID market was pretty dead back then, the house was at least exposed to buyers.

And what happened here is fairly typical: one agent has a client looking for a particular house in a particular neighborhood, remembers that a colleague had a suitable listing once, and approaches her to ask whether the house might still be available. In this case, it was, and a deal was reached. Nothing untoward here.

To my taste, the high school traffic on Hillside would be a real detraction, but, obviously, not to these buyers, and they did get that realtor cliche, “a lot of house for the money”. So, the buyers got the house they wanted, the sellers got the price they were hoping for back two years ago, without having to go through the hassle of keeping their home open to the public for an extended period, and everybody’s happy.
