Update on 95 Connecticut Avenue sale

Closed today at $4.3 million on an original price of $4.395. I wrote about this house back in October when it went to contract, and recounted its history there: Built in 2013, repeated attempts to sell it from that year through 2018 at prices as high as $3.695 and sinking eventually to ,$3.295. Fortunately for the builder, it didn’t sell then and he’s done very well while waiting out the market (and collecting a monthly rent of $16,000).

The buyers are shown as coming from a Westchester County Zip Code; I wonder whether they were NYC Panicdemic refugees who fled first to Rye/Harrison and then realized the magnitude of their mistake? I have no idea whether that’s so, but it wouldn’t surprise me if a number of our current Westchester County buyers were New York City residents before the Great Evacuation of 2020.
