I wasn’t impressed when this house took its first price cut, and my opinion hasn’t changed now.

missed it by $2.3 million, and still falling. silly pricing produces … nothing

36 Shore Road, Old Greenwich, has cut its price to $4.2 million. I laughed at that initial price of $6.5, as follows:

36 Shore Road, from $6.5 million to $6.2. The family that owned this house previously was one of our family’s closest friends, and without in any way meaning to denigrate the house, I’ll gently suggest that the quality of that family far exceeded the workmanship of the house itself.

They sold it to these owners for $2.9 million (and put the proceeds into building a fabulous new house on coastal Maine), and so far as I can see, nothing’s been done to it since except normal maintenance. But 2022 is probably a different market than 2014, so … maybe.

Here’s what the listing shows as “improvements”

IMPROVEMENTS:

  • AC units replaced in 2018 and 2020

  • Hot Water Heaters replaced 2021

  • Dishwasher replaced 2021

  • Fences replaced 2020 and 2022

  • Sewage pump system replaced 2020

  • Seawall repaired approximately two years ago (five year warranty)
