Sale on Parsonage

15 Parsonage Road, $5.850 million $5.995 asked. It was only on the market for three weeks, so we can assume that the offers were coming in low, and the sellers grabbed this one. It’s the standard high-quality, standard BSF design (the company offers just one) purchased new in 2004 for $5.7 million, demonstrating once again that the builder premium paid for new houses is almost never recouped on the resale.

There’s an interesting market note here: the house that originally stood on this land was a very nice small home built in 1911, probably as part of the same estate that the carriage next door, no, 7, was part of. It sold for $1.525 in 1999, and those buyers put it back up for sale in 2002 just as the market swung to huge new houses, and BSF scooped it up for $2.582. That’s a nice bit of appreciation.
