9 Stallion Trail, $2.495 million, 10 days. The sellers paid $2,428,654 for it a year ago June, so they’re coming out alright, even after taking a 7% (eat) haircut on transaction fees. That’s a better outcome than their predecessors experienced; they paid $2.431 for it in 2006, did a massive renovation and tried selling it for $3.950 for $3.950 million and failed, so they rented it put over the years before, as noted, bailing out last year at that $2.4 number.

I looked at the place with a client back in 2005 or ‘06, and discovered that its Dryvit “stucco” cladding was failing, which is a very bad thing because it lets moisture get in behind the siding and rots the house. I note from the current listing that the Dryvit is still there, but presumably, a good portion of that renovation money went toward correcting the problem.

In Riverside, 18 Pilot Rock Lane, asking $15.995 million, has gone to contract in just 32 days. There’s not much true waterfront in Riverside, so this doesn't’t shock the conscience.
