39 Boulder Brook Road, which hit the market 5 days ago at $4.8. Built in 2007 by one of Greenwich’s most spectacular spec builder screwups, Hong Kong refugee, “artist”, and acupuncturist Jianhua Cai Tsoi or, as I called him, General Tsoi, the project was one of many built by Tsoi all over town, all financed by and eventually foreclosed on by Patriot Bank.

This one started at $8.595 million — hahahahahaha — in 2008, and was eventually purchased from the loan assignee by these owners in 2011 for $3.125. There’s been plenty of time for them to discover and correct many of Tsoi’s errors, and perhaps even to replace the granite countertops Tsoi used in all his homes. Apparently, he’d bought an enormous supply of low-quality, identical stone from a source in Chinatown, and used it exclusively. So maybe $4.8’s a reasonable price, depending on what’s been done.
