A couple of closing prices reported

48 Clapboard Ridge Road (link is to the previous year’s listing, but it has pictures, while the current listing no longer does), which I wrote about here has sold for $8.8 million on an asking price of $9.295. The sellers paid $8.650 for it just a year ago March, and because a 1.7% gain doesn’t begin to cover the transaction costs of a sale, I presume that their plans changed after the purchase. I also presume that if they could afford to buy the house at the price they did, they can afford to take the hit.

546 Lake Avenue

546 Lake Avenue has sold for $3.888 million, asking price was $4.400. I previously speculated that this outdated style would attract a buyer interested in razing it, but the new owners show a zip of Snowmass, Colorado, so maybe they’re collectors of the exotic. That would be nice.
