A minuscule price cut may produce minuscule results

Sixty-three days after 12 Juniper Hill Road hit the market at $3.450 million, its price has been reduced by 2.9% to $3.350. Maybe this will do it, though it’s been my experience that if someone wanted to buy your house they wouldn’t be put off by a mere $100,000. And in this market, if no one has stepped up and made an offer in 63 days, I’m pretty sure that a still lower price is in this home’s future.

Of course, I’m often wrong, and this particular listing agent has a lot of experience, so as always, we’ll have to wait and see how this works out.
