Another price cut on this house; I'm surprised it's not selling

215 Orchard Street, Cos Cob, started at $3.995 last July, and as of this past Friday is now asking $3.1 million — just about its 2009 sale price of $3 million (after beginning at $3.799 in 2008).

I’ve always liked this house: it was put up by a very good builder and has the entire Pomerance property and Pinetum as its backyard. Close to town, Central Middle School, and Cos Cob Elementary, too, but for some reason it doesn’t click with buyers.

I’ve toured it on broker open house tours, but never with a client, and the latter is the best way to discover what buyers object to. So I don’t know what the problem is here. Have any readers looked at it over the years? If so, feel free to enlighten me.
