The Greenwich Association of Realtors employees may be off celebrating Juneteenth today, but sales are being reported anyway
/18 Cat Rock Road, Cos Cob, was listed at $2.325 million and closed on Friday at $2.650. The sellers paid $2.350 for it in 2021.
And there’s a new listing at 1 Grove Lane (corner of Dearfield), asking $6.750 million. It’s a terrific 1903 home that sold via bidding war in 2005 — $3.350 ask, $3.505 got — and then dropped down to $3.290 when it was sold in 2014 because 2014 was not 2005’s market.
Presumably, even more work has been done since then to justify this new price, but even at $6.750 the sellers won’t part with “many” ceiling and sconce antique lights; that strikes me as a bit stingy, but hey, so you don’t get egg in your beer — live with it.
