Million-dollar Belle Haven price cut

If you’ve been torn between Havemeyer and Belle Haven, your choice just became harder, because 143 Otter Rock has slashed its price from $12.5 million to $11.495. With price no longer a determining factor, it comes down to the respective elementary schools: Dundee, or Julian Curtis? Parents will have to decide for themselves.

Per the listing’s comments, this 1888 house has been completely “renovated”. None of its original charm remains, but there’s not much demand for dark, Victorian interiors these days, so that’s probably not an issue.

From the listing: The main house and guest cottage have been completely rebuilt, so this is effectively new construction. Town Approved pool site. Survey & floor plans on the listing. Recently bank appraised for $13,700,000. 18 Mayo Drive sold on June 5th for $13,500,000 [A non-MLS sale — ED] - which is a great comp.

(It may be cruel to point this out, but the sale of one house for $13.7 while a “comparable”house nearby was on the market at $12.5 means that someone rejected the cheaper house, and spent a million more to buy the other.)
