Interesting, to me, at least, is that this house, just renovated, sold in 2011 for $1.815 million, yet couldn’t attract a buyer at $1. 950 in 2018. The owners pulled it from the market and waited until now to bring it back on; that’s a delay that paid off.
Another observation: traditionally, our market has followed the old Wall Street aphorism, “sell in May, and go away”, because everyone: sellers, buyers, and Jaguar-driving agents all departed to Nantucket, the Hamptons, or, in recent years, Montana ranchettes. Not this year; as this sale demonstrates. There are plenty of buyers out and about, and if you can persuade your agent to return early from her Big Sky retreat, you can beat your competition and go buy a house in Naples — Florida or Italy, your choice.
