Sold direct on Pintail, but there were other bids from other buyers

20 Pintail Lane was listed on the MLS in December for $1.490 million, and was off the market within a few days and marked pending. The reason why was explained today when it was reported to have been sold for $1.825. Sometimes, when a homeowner knows of a party interested in the property, he will exclude that person from the listing agreement, meaning he can save the usual 2.5% commission paid to a buyer’s broker. Assuming that this buyer wasn’t just a beneficent soul, he must have had to outbid other buyers, and the 2.5% saved commission would have sweetened that bid.

Listing agent Max Wiesen did a smart thing here, guaranteeing bidders that all offers would be viewed only by the owners’ attorney; not by Max, not by the owners, so everyone could trust that the process would be fair: “Due to the immense interest in this property offers will only be viewed by sellers attorney jek@kayelawct.com”
