860 North Street is listed as both, and with the same $3 million price. Regardless, it’s probably going for more than $3, because it’s reported as pending after just 11 days. Nice, flat, 4.2 acres, though I might be nervous about crime, since it abuts the Stanwich Club, and you know about those guys.

The late owner paid $1.650 for this property way back in 1989, so it hasn’t soared in value over the years, but only a few years ago four-acre lots up here were selling in the $2-$2.5 million range; a bidding war that began at $3 is a marked improvement.
