812 Lake Avenue, asking $1.395 million. 1954 construction on two acres, up near the Merritt, though as I recall noise isn't an issue. I'm always wary of houses that sit down below the road, but presumably a house inspection reassured these buyers on that issue. 

Price certainly seems fair - the owners tried $1.749 and then $1.699 in 2015-2016, and that was obviously too aspirational - it didn't sell, but there's not a lot of good inventory in the $1.3 range, so this last price cut did the trick.
