New listing on Clapboard Ridge. Nice house, nice land, but price?

200 Clapboard Ridge Road (within the Khakum Wood Association’s boundaries), 8 acres, $17 million. That price includes a separate 2.7-acre lot, but I don’t imagine too many people would spend this kind of money, only to live next to a construction site for the next three years. Even if that lot could fetch $1.5 million: if you can afford $17 million, you don’t need $1.5.

Or that’s my thinking. Check back in a couple of years — I’m guessing $7.5 for this, total.
