23 Ballwood Road, Old Greenwich, is new on the market and asking $2.395 million. An extremely dated 1905 house, and even though someone added indoor plumbing and electricity over the past 119 years, it’s ripe for replacement. South of the Village, and 0.42 of an acre in the R-12 zone, giving it a FAR allowance of 5,763 sq. ft. above ground, plus basement. As I hate to say, this one won’t last, in either sense.

(Update: there’s no survey attached, but I see on the tax card that a portion of the property, but not all, is in the AE flood zone, which requires a 13’ height above mhw. That doesn’t seem to deter builders these days,\.)
