New listing on Mohawk Lane

26 Mohawk Lane, $6.295 million.

I’ve followed and reported on this house since it was built in 2006 and put up for sale for $8 million. I expressed serious skepticism of that price then, but, while it did take until 2008, it sold that year for $7.5. I was astonished when that buyer put it back up for sale for $7.850 a year later in 2009, and I expressed my doubt that two suckers could be found in a row. That proved true, and it didn’t sell until 2013, when the current owners paid $5.2.

There have been some improvements made to the house since then, so maybe $6.3 will turn out to be the right price.
