Teardown on Benenson Drive

30 Benenson Drive, Cos Cob, was listed in May for $1.375 million and closed yesterday at $1.550. The owners bought it new in 1966, and not surprisingly, it showed its age, which would account for it being sold “as is”.

An interesting note is that, in normal markets, agents will usually make some attempt to clean up teardowns, if only for a hoped-for psychological effect on buyers, who might subconsciously assign some extra value to the house they intend to raze. There’s no need to make that effort in the current market, as this home’s photos and selling price demonstrate.
