Drawbacks: 1 acre in the R-2 zone, and some of that encompasses the pond on the property; 1962 construction of unknown condition to this writer, though that’s what building inspections are for; and its location on Cognewaugh — about the middle — is inconvenient.
But so what? The listing suggests it would make a nice weekend retreat, but I can easily see it as a full-time residence, for the right person or couple.
The town’s appraised it at $791,300, and that, depending on condition, might be the right price. Cheap digs, for Greenwich.

I’d look to the quality of students being churned out by our “inner-city” schools before I’d scream illegal discrimination. The top schools snap up the best black students,* even drastically lowering their standards to snag ‘em. What’s left go … elsewhere.

I can’t imagine how there can still be any Republicans or independents who still trust these people, even a little, but another year of COVID panic should finish the job.

/148 Clapboard Ridge (no link) asking $3.695 million. Contracts in 38 days, so probably selling for close to that price. Typical 1993 construction, the owners paid $3.950 for it in 2007 — our last highwater mark — and tried for $3.995 in 2016-17, without success.

These owners are doing well, regardless, because they paid $2.865 in 2018, but the original builder in 2016 must have had his initial expectations dashed when the market rejected his original price of $3.795. That didn’t work out — what gets into builders’ heads? — and he had to rent it out for a year before bringing it back on in 2017 at $3.5.
