Downsizer near town

10 Parsonage Lane (near the North Street end of Parsonage) is new on the market today and priced at $3.5 million. It’s a wonderful lot, but the house itself looks tired and dated. Back when we had a back country market, this would have been perfect for someone looking to unload his $10 million mansion and move closer to town, but now that “someone” can’t sell his mansion, and is stuck up in the hinterlands, lonely and cold.

So who’s the market for this house? These owners paid $3.280 million for it 15 years ago, but today, I’m not sure it will bring more than land value: maybe $2.5?
